After the city council of Rüsselsheim approved the statutes for the "Opel-Forum Rüsselsheim - Motorworld" development plan by 40 votes to three, the publication of the statutes on January 12, 2021 marked the start of the development of the city center quarter.
The ACTIV Group is developing a lively and accessible district for everyone in Rüsselsheim city center on the approximately 65,000 m² site. The heart of the revitalized area will be the Motorworld Manufaktur Rüsselsheim/Rhine-Main - a meeting place for people with a passion for mobility in a prominent location. At the same time, a new concept is being created on this site by combining retail, Motorworld, residential, hotel, gastronomy and event spaces on one property. The comprehensive revitalization concept with listed buildings provides for a reorganization of a gross floor area of over 115,000 sqm.
Industrial monument becomes a new urban quarter in Rüsselsheim
The old Opel plant in Rüsselsheim has been derelict for around 20 years. Over the next few years, the historic industrial monument will be given a new lease of life. The ACTIV Group, as project developer of the factory site, wants to revitalize the historic ensemble of industrial and administrative buildings, halls, courtyards and open spaces on the site of the old Opel plant. The result is a new, fascinating piece of city center with a high quality of shopping, living and recreation that is unique in Germany. Most of the listed buildings are to be preserved.
Meeting place for people with a passion for mobility
The Motorworld Manufaktur Rüsselsheim/Rhine-Main will be the centerpiece of the area. The concept of the classic car and sports car center will encompass approx. 20,000 square meters of glass storage boxes for collectors' vehicles, dealerships, workshops and service providers for all aspects of high-quality and classic mobility on two and four wheels. The site, including the Motorworld Manufaktur, will be freely accessible and linked to the pedestrian zone in the city center. This will expand and complement the retail and local supply offering. Restaurants and cafés will also invite people to linger. The central apartments of various sizes offer an attractive place to live for all needs.
Perfect location in the Rhine-Main region
The site is perfectly located in the heart of the Rhine-Main region, between Frankfurt, Wiesbaden and Mainz. The S-Bahn and train station are directly opposite. Frankfurt Airport is approx. 15 minutes away by car, the S-Bahn approx. 12 minutes. Frankfurt Messe/City can be reached in approx. 20 minutes by car or S-Bahn. Around 1200 parking spaces are to be created, and a parking garage is also being planned. Motorworld Manufaktur Rüsselsheim can be reached within half an hour's travel time for around 2.7 million inhabitants thanks to the conurbation in the Rhine-Main area.
Secured building rights and implementation
With the entry into force of the development plan, the building rights for the inner-city core area have been secured. The ACTIV Group was advised on the complex process by a team of experts, in particular KZA Architekten from Essen (Ralf Koschany), Freie Planungsgruppe Berlin (Martin Panhorst) and the law firm GSK Stockmann (Dr. Mark Butt).
The project is currently in the design phase, with construction expected to begin in 2022 / 2023.
